About the Authors
Randall Bell, MAI, specializes in real estate damage economics and strategy. Traveling extensively in his research of detrimental conditions and the impact they have on real estate values, he has written various specialized methodologies. Mr. Bell is also the author of Strategy 360: 10 Steps for Creating a Complete Game Plan for Business & Life, Disasters: Wasted Lives, Valuable Lessons, Home Owners Manual and Property Owners Manual of the Owners Manual series, as well as numerous articles published in various professional journals. He has lectured internationally on the topic of property damages and mitigation strategies. Often quoted in U.S. and international media, Mr. Bell’s career has been profiled on many occasions.
 
Orell C. Anderson, MAI, is an appraiser and expert consultant with broad experience in valuation and diminution-in-value issues involving commercial, industrial, subdivision and vacant land properties as well as single- and multi-family residences. Diminution issues include environmental contamination, eminent domain, general damages, construction conditions, natural disasters, project delay and tragedy. Mr. Anderson has held numerous leadership positions in the Appraisal Institute, the International Right of Way Association and the Environmental Litigation Committee of the American Bar Association Section of Litigation.
 
Michael V. Sanders, MAI, SRA, has extensive experience in the valuation and evaluation of real property—including vacant land and residential, commercial, industrial and special purpose properties—for corporate clients, financial institutions, attorneys and public and governmental agencies. He has performed real estate damage analysis involving a wide variety of detrimental conditions including title issues, geotechnical failures, construction defects, water intrusion and environmental and proximity studies. Mr. Sanders has been published in various professional journals. He has also held leadership positions in the Appraisal Institute and the Forensic Expert Witness Association.
